The Officers' Pavilion in Peschiera del Garda, built in 1856 to accommodate the officers of the Austro-Hungarian Empire, has been the subject of a prestigious conservative restoration project, aimed at restoring its dignity, function, and splendor.

An intervention that enhances history
Originally conceived as a high-profile residence with 29 apartments, the building is a rare example of neoclassical architecture for military-residential use. The new restoration project maintains and enhances this vocation, adapting the spaces to contemporary needs.
The ground floor is designated for commercial activities, boutiques, and restaurants, the first floor for residential use, while the attic floor houses wonderful suites and luxurious penthouses in harmony with the new identity.
Architectural restoration: balance between memory and innovation
The intervention preserves the entire original layout: from the vaults and wooden ceilings to the symmetrical design of the facades. The deteriorated floors will be replaced with high-quality solid wood structures, reinforced with lightweight reinforced concrete elements to ensure structural solidity and seismic safety.
The roof will be restored according to the original lines, also recovering the historic dormers, true distinctive features of the nineteenth-century facade. The intervention includes thermal insulation and energy optimization, in compliance with current regulations.
Accessibility and new generation systems
To ensure accessibility, four elevators with an autonomous and non-invasive structure have been integrated.
All technological systems – electrical, water, thermal – are perfectly integrated into the structure without visual impact.
The air conditioning system is powered by a water heat pump, with direct extraction from the Canale di Mezzo: an efficient, sustainable, and invisible solution that avoids the installation of external units.
The new windows, identical in shape and color to the historic ones, are equipped with double glazing to ensure comfort and energy savings. The internal walls are made of removable drywall, so as not to alter the original masonry.
A building that tells a story again
The Officers' Pavilion, an integral part of the fortress of Peschiera del Garda – now a UNESCO Heritage site – is preparing to experience a new season, faithful to its historical soul but projected towards the future.
A prestigious restoration, signed by professionals of Italian heritage, that restores beauty, functionality, and dignity to one of the symbolic places of 19th-century military architecture.
